Let’s be honest, Real Estate can be overwhelming right? Of course, it can!  So many times I have gotten this question from clients whether they are buying or selling a home, “How do I begin?”

Not too long ago, my former home was on the market. If you have ever tried to live in a home and sell it at the same time, you know how absolutely stressful that can get. I also had two toddlers running around like maniacs, so that wasn’t exactly the recipe for a home that was ready to show!  As a realtor, I knew in the back of my mind how my home needed to look and what it would take to get an offer. Before our home hit the market, I focused in on these 5 home selling tips that I feel sure will help you too:

  1. Set a staging consultation with a certified home stager. The staging consult provides helpful tips and tricks to get your home show-ready for potential home buyers. Stagers can enhance your current living spaces.
  2. Declutter/CLEAN/Maintenance- Yes, its time to get all the “stuff” off your kitchen counters and other visible areas. Decluttering your home will help to give it an organized and polished look. Hire a professional cleaning crew who can really get your home looking spotless. The goal is to create a space that homebuyers can envision themselves living. Make sure appliances, plumbing, etc. are all in working order. If they are not, homebuyers will notice and begin to ask questions.
  3. Neutral Wall paint- Those bright wall colors have got to go. Neutral wall paint not only photographs and shows better, but it will also help you get TOP dollar for your home and be less distracting.
  4. Curb Appeal- Make sure the exterior of the home looks well-kept and inviting for potential buyers.  Remember, people do tend to judge a book by its cover.
  5. Use a Realtor- Using a professional when selling your home is of great benefit to you. Relying on someone who knows the current market conditions and how to price the home accurately is KEY.

Now, if you are a homebuyer there are many different factors that will go into your final decision. Here are 5 tips to consider if you are in the market to purchase a new home:

  1. Know your WHY- Why are you in the market to buy a new home? Do you need more space? Are you looking to get into a different school system? Are you moving to be in a certain location or neighborhood? Your WHY is what’s driving your home search.
  2. Know your MUST HAVES-  How many bedrooms and baths do you need? Master on the main? Open-kitchen concept? 2-car garage? Laundry room with storage? Large backyard for play or entertaining?
  3. Know your MAX BUDGET- Having a budget will help keep you organized and financially comfortable during your home search.
  4. If you need financing, go ahead and talk to a lender about the pre-approval process and the different loan options available. If you are making an all cash purchase, have proof of funds letter ready to go.
  5. Determine your WANTS vs. NEEDS. Unless you are building a new construction home, there will have to be a COMPROMISE during your home search along the way somewhere.
 These ten tips will not only help you when buying or selling a home, but they will also create a more organized environment and achieve results. Remember, real estate doesn’t have to be complicated. It can be simplified and stress free :).
